Ontario's enhanced HST New Housing Rebate means eligible buyers can receive a rebate of the full 13% HST on a new home purchase. No income threshold. No first-time buyer requirement.
What changed?
Ontario recently announced a major update to the HST New Housing Rebate. For agreements signed on or after April 1, 2026 and before March 31, 2027, eligible individuals can receive a rebate of the full 13% HST on their new home purchase.
The rebate applies as follows:
- Full rebate (up to $130,000) on homes valued up to $1,500,000
- Proportionally reduced rebate on homes valued between $1,500,000 and $1,850,000
- Minimum $24,000 rebate on homes valued above $1,850,000

You may qualify under the updated First-time Home Buyers' GST/HST Rebate for an additional saving on top of the HST New Housing Rebate.

* The required government form (GST190) has not yet been updated to allow purchasers to assign the HST New Housing Rebate to their builder at closing. Until that update is in place, purchasers are responsible for paying the full HST at closing and applying for the rebate directly with the CRA afterward. Hayhoe Homes will cooperate with purchasers in connection with any such application and will keep buyers informed as the process is updated. We recommend seeking independent legal and tax advice regarding your eligibility.

Who qualifies?
The HST New Housing Rebate is available to individuals purchasing a newly built home. To be eligible, all of the following conditions must be met:
- Your agreement of purchase and sale is signed on or after April 1, 2026 and on or before March 31, 2027
- Construction of the home begins on or before December 31, 2028 and is substantially completed on or before December 31, 2031
- The purchaser is an individual — not a corporation
- The home is acquired for use as a primary residence
