First-Time Home Buyers’ GST Rebate
When you purchase a new home from Hayhoe Homes, you may be eligible to recover a portion of the HST you paid. First-time home buyers may qualify for a significantly larger rebate — potentially recovering the full amount of HST paid on their new home.
The Ontario new housing rebate
All new home purchases in Ontario include HST, made up of the federal GST (5%) and the provincial portion (8%). Buyers may qualify for a rebate of 75% of the provincial portion of HST paid, up to a maximum of $24,000. This rebate is applied directly at closing.

For agreements signed between April 1, 2026 and March 31, 2027, eligible buyers may qualify for a rebate of the full 13% HST — up to $130,000.
First-Time Home Buyers' GST/HST Rebate
First-time home buyers purchasing a new home with an agreement signed on or after March 20, 2025 may qualify to recover the full federal and provincial portions of HST paid on their new home. The $24,000 Ontario new housing rebate is already reflected in your Hayhoe list price at closing.
Please note that until government forms are updated to allow the full HST rebate to be assigned to the builder, only the $24,000 Ontario new housing rebate and the First-Time Home Buyers' GST Rebate (federal portion) can be credited directly at closing. The provincial portion of the First-Time Home Buyers' rebate will need to be applied for directly once the required forms are available. Hayhoe Homes will keep buyers informed as this is updated.
For homes with a purchase price up to $1,000,000 (before HST), the full rebate applies. For homes between $1,000,000 and $1,500,000, the rebate is proportionally reduced. Above $1,500,000, the First-Time Home Buyers' rebate does not apply.
How the builder rebate credit works
At Hayhoe Homes, we work directly with you to apply your rebates at closing. Rather than waiting to file separately with the CRA, we credit the Ontario new housing rebate and, if you qualify, the First-Time Home Buyers' rebates against your purchase price so you see the savings upfront.
You may qualify for the First-Time Home Buyers' rebate if:
- Your agreement of purchase and sale with Hayhoe Homes was signed on or after March 20, 2025 and before 2031, with construction beginning before 2031 and substantially completed before 2036
- You are an individual over 18 years of age and a Canadian citizen or permanent resident
- At least one buyer must be a first-time home buyer — meaning neither you nor your spouse or common-law partner have owned or lived in a home as a primary residence at any point in the current year or the preceding four calendar years
- Neither you nor your spouse or common-law partner have previously applied for or received the First-Time Home Buyers' GST Rebate
- The home will be your primary place of residence and you will be the first person to occupy it after substantial completion
If you meet these conditions, you could receive a rebate of the full federal and provincial HST paid on your home — in addition to the Ontario new housing rebate of up to $24,000 already applied at closing.
